Frequently Asked Questions
Answers to common buying & selling questions
Buying
At Keri Craig Real Estate, the home buying process starts with understanding your budget and getting pre-approved for a mortgage to know your buying power. Our agents help you search listings across top areas such as Bellevue, Seattle, Tacoma, and more. Once you find a home you love, we guide you through making an offer, inspections, appraisal, and closing to ensure a smooth experience.
Pre-approval involves a lender reviewing your income, assets, debts, and credit to determine your loan eligibility and amount. Having a pre-approval letter when making offers makes you a more competitive buyer and helps you shop confidently within your budget.
Our website allows you to browse listings across popular areas like Bellevue, Seattle, and Tacoma on any device. Signing up for listing alerts sends you email notifications the moment new homes that fit your wish list become available, giving you an edge in competitive markets.
Use the “SAVE” button on property pages to bookmark homes you like. Then, click the "IN PERSON TOUR" button or contact us to arrange a showing. Virtual tours are also available for convenience or when social distancing is needed.
After your offer is accepted, Keri Craig Real Estate coordinates with inspectors, appraisers, lenders, and title companies to keep the process on track. Your agent oversees deadlines and advocates for your best interests until you get the keys to your new home.
Selling
Our team analyzes market data to price your home competitively and markets it with professional photography, virtual tours, and online exposure across multiple channels. We keep you informed with real-time updates and handle every detail to make selling hassle-free.
We use up-to-date MLS data comparing your home to active, pending, and recently sold properties. Combined with our local market expertise, this approach sets an optimal list price that attracts buyers and maximizes your return.
Since 92% of buyers search online, we invest in professional photos and virtual tours to showcase your home’s best features. This digital content helps buyers connect emotionally and schedule showings faster.
Our signage technology captures buyer interest by sending listing info directly to their phones when they text the sign’s keyword. This also collects their contact info so we can promptly schedule showings and convert interest into offers.
Our virtual selling program includes video consultations to discuss your goals, digital home tours for buyers, paperless offer submissions, and electronic signing at closing. This technology ensures your home sells efficiently while maintaining safety.
Financing
Step one is obtaining pre-approval by providing financial documents to a lender. Next, work with a loan officer to select the best loan program. Then, complete the mortgage application and underwriting process. Finally, sign closing documents and set up homeowners insurance to complete your purchase.
Lenders evaluate your income, debts, and credit to issue a pre-approval letter stating the loan amount you qualify for. This letter accompanies your offers, giving sellers confidence and helping you shop within your budget.
Keri Craig Real Estate provides an estimate example showing principal, taxes, insurance, HOA, and PMI components. For personalized estimates, connect with a mortgage specialist who can factor in your loan terms and local costs.
The right loan depends on your income, credit score, down payment, and property type. Your lender can explain the benefits and qualifications for each program to help you choose the best fit.
After your offer is accepted, the lender processes your application, orders an appraisal, and coordinates with the title company. Timely document submission and clear communication help keep the process on track for a smooth closing.
Communities
Our expertise covers a wide range of Idaho communities such as Boise, Caldwell, Coeur d'Alene, Meridian, Nampa, and more. We understand local market conditions and neighborhood features to help you find or sell homes in these areas.
Virtual Services
Our virtual buyer consultations use video conferencing to discuss your needs and create a home search plan. We also connect you with top lenders for digital pre-approval and offer virtual showings via FaceTime, Zoom, or Skype to tour homes remotely.
Our virtual selling program includes video calls to discuss your home and marketing strategy, virtual tours for buyers, paperless offer submissions, and electronic signing at closing. This technology ensures your home gets maximum exposure while maintaining health safety.
